Welcome! GRID Charleston is a real estate investment community based in Charleston, SC—built by investors for investors. We are a group of real people doing real deals in our local marketplace.
Our core mission is to connect to, learn from, and collaborate with like-minded people interested in growing their businesses and creating long-term wealth.
We welcome investors of all experience levels. We are life-long learners and believe everyone has value to share.
How it works
We meet once a month, 12 months a year, on the same day, week, and time of the month.
Each month we cover a different investing topic in the lifecycle of an investor—ranging from wholesaling to rehabbing to becoming a bank through private lending.
Our meetings are not sales pitches.
They are opportunities for us to dive deep into a real estate topic, connect with local experts in our marketplace, and build long-term relationships with other doers.

About Paul
Paul Kelton specializes in small-to-mid sized investment sales in Charleston, with a focus on helping investors identify overlooked properties and turn them into long-term assets. Since 2020, he’s closed over 100 transactions, primarily in the 2 to 49 unit range, spanning rehabs, stabilized investments, single-family homes, rent-by-the-room properties, land development, and everything in between. He works closely with buyers, sellers, and operators to create lasting value.
He’s also the founder of Tide Property Management Co., a Charleston-based firm managing over $60 million in real estate. Tide was built on the belief that treating residents with respect and care not only protects the investment—it strengthens the community. That same philosophy guides how Paul works with clients: openly, honestly, and with the bigger picture in mind.
In 2025, Paul launched GRID Charleston, a monthly gathering for real estate investors, brokers, and professionals who believe in growing together. The group is built on relationships, not transactions, and provides a space for long-term thinking, shared knowledge, and mutual support.
Paul lives in Charleston with his wife, son, and two dogs. He’s committed to building a business that lasts- and helping others do the same.
About Marcela
Marcela has proudly called Charleston, SC home since 2005. After falling in love with the city nearly two decades ago, she is grateful for the opportunity to help others experience the charm, culture, and coastal lifestyle that make Charleston so special.
Licensed as a Realtor® since 2016, Marcela specializes in both residential and commercial real estate throughout the Lowcountry. Whether assisting families in finding their next home or guiding businesses through commercial leases and investment opportunities, she is known for clear communication, strong market insight, and a smooth, stress-free experience. Fluent in English, Spanish, and Portuguese, Marcela works comfortably with a diverse range of clients and supports them confidently at every stage of the process.
With deep family roots in construction and renovation, Marcela brings valuable perspective on property potential, quality, and long-term value. This background allows her to better serve both homeowners and investors. Her approach to real estate is grounded in relationships, trust, and exceptional service, and she is committed to guiding clients through every step. Whether buying, selling, investing, or exploring options for a business, Marcela provides thoughtful guidance and reliable expertise.
About Elliot
Elliot Sperling has proudly called Charleston, SC home since 2015. Originally from New Orleans, LA, he was drawn to Charleston’s energy, growth, and strong real estate fundamentals, and has been deeply immersed in the local market ever since.
A graduate of the College of Charleston with a degree in Business Administration, Elliot specializes in commercial real estate, with a focus on investment and multifamily sales. He works closely with investors to identify opportunities, evaluate risk, and execute strategies aligned with long-term goals, whether that means acquiring cash-flowing assets, pursuing value-add opportunities, or scaling a portfolio. Through years of active deal work, Elliot has developed extensive market knowledge across Charleston’s key investment submarkets.
Deeply passionate about commercial real estate, Elliot enjoys connecting with driven, like-minded individuals focused on growth and wealth creation. His approach is built on clear communication, strong market insight, and relationship-building, with a focus on creating lasting value for every investor he serves.
